These Terms of Service (“Terms”) govern your use of the InnHabit Tiny House Resort at Cobblestone Hill website and services. By accessing our website or making a reservation, you agree to be bound by these Terms.
- Acceptance of Terms
By accessing or using our website, making a reservation, or staying at our property, you acknowledge that you have read, understood, and agree to be bound by these Terms and our Privacy Policy. If you do not agree to these Terms, please do not use our services.
These Terms apply to all visitors, users, and others who access or use our services.
- Reservations and Bookings
Booking Process
- All reservations are subject to availability
- Rates are quoted per night and subject to applicable taxes
- A valid credit card is required to secure your reservation
- You must be at least 21 years old to make a reservation
- Maximum occupancy limits must be observed
Confirmation
Your reservation is confirmed when you receive a confirmation email from us. Please review all details carefully and contact us immediately if any information is incorrect.
Check-in and Check-out
- Check-in: 4:00 PM
- Check-out: 11:00 AM
- Early check-in or late check-out may be available upon request and subject to additional fees
- Valid government-issued photo ID required at check-in
- Payment and Pricing
Payment Methods
We accept the following payment methods:
- Major credit cards (Visa, MasterCard, American Express, Discover)
- Debit cards with credit card logos
- Cash (for incidental charges only)
Pricing and Fees
- All rates are subject to applicable state and local taxes
- Rates may vary based on dates, occupancy, and demand
- Additional fees may apply for extra guests, pets, or special services
- Prices are subject to change without notice
Security Deposit
A security deposit may be required and will be authorized on your credit card at check-in. The deposit will be released within 3-5 business days after check-out, provided there are no damages or violations.
- Cancellation and Modification Policy
Standard Cancellation Policy
- 5+ days before arrival: Full refund
- 2-4 days before arrival: 50% refund (excluding first night)
- Less than 2 days before arrival: No refund
- No-show: Full charge applies
Special Events and Peak Periods
Different cancellation policies may apply during special events, holidays, or peak periods. These will be clearly communicated at the time of booking.
Modifications
Reservation modifications are subject to availability and may result in rate changes. Please contact us as soon as possible to request modifications.
- Guest Responsibilities and Conduct
Property Rules
- No smoking inside any accommodation
- No pets allowed (service animals excepted)
- Quiet hours: 10:00 PM – 8:00 AM
- Maximum occupancy limits must be observed
- No parties or events without prior approval
- Guests are responsible for the conduct of their visitors
Damages and Liability
Guests are responsible for:
- Any damage to the property or furnishings
- Excessive cleaning fees if property is left in poor condition
- Replacement costs for missing or damaged items
- Their personal belongings and valuables
Prohibited Activities
- Illegal activities of any kind
- Disturbing other guests or neighbors
- Unauthorized commercial activities
- Tampering with safety equipment
- Exceeding maximum occupancy
- Limitation of Liability
We shall not be liable for any failure or delay in performance under these Terms which is due to fire, flood, earthquake, elements of nature, acts of God, acts of war, terrorism, riots, civil disorders, rebellions, government regulations, or other causes beyond our reasonable control. In such events, we will work with guests to reschedule or provide appropriate remedies.
- Force Majeure
Our services are not directed to children under the age of 13. We do not knowingly collect personal information from children under 13. If we become aware that we have collected personal information from a child under 13, we will take steps to delete such information promptly.
- Governing Law and Disputes
These Terms shall be governed by and construed in accordance with the laws of the State of Oklahoma, without regard to its conflict of law provisions.
Any disputes arising from these Terms or your stay shall be resolved through binding arbitration in accordance with the rules of the American Arbitration Association, conducted in Comanche County, Oklahoma.
- Changes to Terms
We reserve the right to modify these Terms at any time. Changes will be effective immediately upon posting on our website. Your continued use of our services after such changes constitutes acceptance of the new Terms. We encourage you to review these Terms periodically.
